🌱April Market Update

Spring is stirring the Southeast Wisconsin housing market: new listings are increasing, seller activity is picking up, and buyers are returning with fresh energy. Inventory in many neighborhoods is easing compared with the long months of winter, giving buyers a bit more choice and time to compare homes, while sellers who price realistically and present well are still seeing strong interest—especially on properties with updated kitchens, yard space, or solid curb appeal. Inventory has risen from about 2.4 months in winter to roughly 3.1 months in early 2026 — a 0.7-month (≈29%) increase; which gives buyers a bit more breathing room though the market remains lean compared with a healthy 4–6 months of inventory. Homes remain highly competitive with multiple-offer situations common; having a realtor who studies each seller’s priorities and crafts a targeted, well-timed offer—rather than a generic bid—gives buyers a real edge. That's what I do: I take the time to learn what each seller needs and tailor offers that stand out.

How to Navigate This Month

If you’re a buyer—especially a first-time buyer—start with mortgage pre-approval so you know your budget and can move quickly when the right home appears; explore local down payment assistance programs and talk with lenders to find the best loan fit (I'd be happy to give you some recommendations!) and focus on priorities (location, schools, commute) so you don’t get overwhelmed by options. For sellers, boost spring curb appeal with fresh mulch, a tidy lawn, and small staging touches indoors to help buyers connect emotionally; price competitively using recent local comps and be flexible on showing times to capture the largest pool of interested buyers. Work with a local agent who knows Southeast Wisconsin micro-markets to set realistic timelines, negotiate confidently, and coordinate inspections and closing steps smoothly. Whether buying or selling, stay patient and prepared—market windows open and close quickly in spring, but planning and local expertise turn seasonal opportunity into successful moves.
